The Cyprus real estate market has shown significant stability and resilience, driven by steady demand from international businesses, expatriate relocation, and a robust tourism sector. Furthermore, the strong long-term and short-term (holiday) rental markets offer investors a pathway to generating a healthy passive income (rental yields often range from 5% to 8% or higher in certain segments), providing a solid return on investment from both capital growth and rental income.
The primary benefit is the Non-Domiciled ('Non-Dom') Tax Status. Once you achieve tax residency and secure Non-Dom status (which can last up to 17 years), you are completely exempt from the Special Defence Contribution (SDC) tax. This translates directly to zero tax on your worldwide dividend and interest income, a massive advantage for investors and those with substantial wealth derived from passive income.
Non-EU citizens can qualify for the Cyprus Permanent Residency (PR) Permit by making an investment of at least €300,000 in new residential property. This permit is often referred to as the 'Golden Visa' program. The PR status is granted relatively quickly (often within two months) and offers crucial benefits: it is valid for life, covers your immediate family, and requires a minimal stay of only one visit every two years to maintain it.
Cyprus has one of the most favorable tax environments in the EU for long-term wealth preservation. Crucially, Cyprus does not impose any taxes on wealth, inheritance, or gifts. Furthermore, profits from the sale of securities (shares, bonds, etc.) are also exempt from capital gains tax. This makes the environment highly secure and predictable for family estate planning and investment growth.
Rental income derived from a property in Cyprus is subject to standard income tax. However, all rental income is eligible for a 20% deduction before income tax is calculated. If your overall annual income is high, you may also qualify for the aforementioned 50% income tax exemption on your employment income for up to 17 years, depending on your residency status.
